Holiday home management on the Gold Coast

Managed by Hauz
4.94 Airbnb rating

A house earns more than an apartment, but it needs more looking after. We check the council approval, keep parties out and fill the quiet months with mid-term stays. You keep your own weeks at the beach.

Why houses need a different approach

Six things that go wrong with holiday houses, and how we handle them

A good holiday rentals manager does more than list and clean. With a house, the job is protecting the property, the neighbours and your approval, as well as filling the calendar.

No council approval

Most houses sit in residential zones where short stays need approval. Owners often find out after a neighbour complains.

How we handle it: we check your approval on the council's planning records before you sign, and tell you plainly if you need one.

Parties and neighbours

One bad group can bring complaints, damage and council attention.

How we handle it: no parties and no schoolies, ever. Every booking is screened, house rules are agreed before arrival, and neighbours get a direct number.

Pools and safety

Pool fences, smoke alarms and emergency information all have to be right for paying guests.

How we handle it: we check pool safety, smoke alarms (interconnected alarms are required from 1 January 2027) and safety signage before go-live.

Bigger groups, more wear

Families and groups of 6 to 10 mean more linen, more cleaning time and more breakages.

How we handle it: hotel-standard cleans sized for the house, linen at volume, and an inspection after every checkout.

Garden, lawn and pool care

An overgrown yard or green pool shows up in reviews within a week.

How we handle it: we monitor the pool and garden and handle basic upkeep in our fee. Regular servicing is done by your contractors or our trusted local trades.

Empty months

Houses book fast in summer and school holidays, then sit empty through autumn and winter.

How we handle it: we fill quiet months with mid-term stays of a month or more, so the house earns all year.

Council approval

Can my house be a holiday rental?

On the Gold Coast, letting a whole house for stays under three months is short-term accommodation under the City Plan. In some areas it's allowed with a simpler application; in most residential streets it needs a full council approval. Letting without one is a development offence, so we check this before anything else.

A house that already has approval is also worth more if you ever sell, and we can tell you whether yours does.

Want to check it yourself? Look up existing approvals for your address on the council's Development.i, and see whether you need a development application.

1

Check the zone and history

We look up your address on the council's planning records to see whether short-term accommodation is allowed or already approved.

2

Check existing approvals and rights

Some homes already have an approval, or existing use rights from before City Plan began in February 2016. We look for the evidence.

3

Apply if needed

If you need approval, we explain the process and costs and introduce a town planner, so you know what's involved before you commit.

4

Body corporate rules

For townhouses, we check the scheme's by-laws and which Act it falls under before your first booking.

A general summary, not legal advice. Rules and fees change, so we confirm the current position for your address.

Your weeks at the beach. Guests the rest of the year.
Block your own dates
Block your weeks in the owner portal any time. Most holiday home owners keep a few weeks a year for themselves and let the rest.
Priced for peak weeks
We price summer, school holidays and events like the Gold Coast 500 properly, with sensible minimum stays in the busiest weeks.
Quiet months filled
Houses book fast in summer, then slow down through autumn and winter. We fill those months with furnished stays of a month or more for families between homes and workers on contract.
No parties, no schoolies
Parties and schoolies aren't allowed in any home we manage. Every booking is screened and house rules are agreed before guests arrive, so your neighbours stay on side.

Holiday home management questions
What holiday home owners ask us most about holiday letting on the Gold Coast.
How much are holiday home management fees?
Chevron down icon
Our fee is 15% of each booking, all in, the same as our apartments. Guests pay cleaning on top, and there's no setup fee apart from professional photos. When you compare managers, check what the percentage includes, as linen, restocking and maintenance call-outs are often extra.
Can I rent out my holiday home only when I'm not using it?
Chevron down icon
Yes. That's how most of our holiday home owners work. You block your own weeks in the owner portal and we let the rest, filling quieter months with mid-term stays.
Do you allow parties or schoolies?
Chevron down icon
No. Parties and schoolies aren't allowed in any home we manage. We screen every booking, agree house rules before arrival, use minimum stays in peak weeks, check group bookings in November closely and give neighbours a direct contact.
Who looks after the pool and garden?
Chevron down icon
We monitor the pool and garden and handle basic upkeep as part of our fee. For regular servicing, we can work with your existing contractors or organise our own trusted local trades.
How much can a holiday house earn on the Gold Coast?
Chevron down icon
Over the last 12 months, an average Gold Coast house let as a short-term rental earned about $95,600, up 9.1%, at $577 a night and 55% occupancy (AirDNA, AUD, before fees and costs). Your result depends on size, location, pool, presentation and management, so ask us for a free estimate.
What should I look for in a holiday management company?
Chevron down icon
A licensed agency with a trust account, a clear all-in fee, local cleaners and trades, guest screening for houses, and someone who checks your council approval before taking bookings. Ask how many properties each manager looks after; we cap our portfolio at 50.
Do I need special insurance for a holiday home?
Chevron down icon
Yes. Standard home insurance usually excludes short stays. You need cover written for holiday letting, and we can point you to suitable options.
Do I need council approval to Airbnb my house on the Gold Coast?
Chevron down icon
Often, yes. Letting a whole house for stays under three months is short-term accommodation under the Gold Coast City Plan, and most residential areas need an approval. You can look up existing approvals on the council's Development.i, or ask us to check your address before you sign.
